A home purchase is the single-largest investment you will make. We take that seriously and put ourselves in your shoes when performing each North Carolina home inspection. We work for you and our home inspections are not biased or "sugar coated". We provide the facts as to the condition of the home and its systems so that you can make an informed purchase decision.
Often, the inspection will more than pay for itself. How? No house is perfect and even correcting minor flaws in a North Carolina home will typically cost several hundred dollars. We inspect and test all major systems and components and provide a custom written report that is easy to understand and includes photos of significant problem areas. You are welcome to attend the home inspection so that you can become familiar with the property and the home inspection process.
Our home inspections typically take 3 - 5 hours on-site depending on the size and condition of the home and another 1 + to complete the report (large homes, ie over 4,000 sq ft, and older homes will take longer). A copy of the home inspection report will be emailed to you, and your Realtor if you wish, the morning following the inspection.
We also perform One-Year Warranty Inspections on newer houses in Raleigh, Clayton NC, Garner NC, Cary NC, Wake Forest, and all of Wake and Johnston Counties (genreal Triangle area and beyond).
Our home inspection process, done in accordance with the standards of the Norh Carolina Home Inspector's Licensure Board, includes the following (plus additional tests / evaluations not required by Licensure Board):
- Home structural components
- Roof (including all penetrations such as skylights
- Roof vents, flashings and trim
- Exterior Siding
- Gutters and downspouts
- Decks, porches, walkways and their railings
- Site grading and drainage
- Foundations, crawlspaces and basements
- Signs of water penetration and foundation movement
- Heating and cooling system tests
- Main water shut-off valves
- Water heating system
- Plumbing, fixtures and faucets
- Exterior water spigots (leak test done)
- Functional flow of water (test well pump)
- Attics
- Chimney exterior and structure
- Windows and doors
- Floors, walls and ceilings
- Electrical service meter box, panels, breakers and fuses
- Main electrical service disconnect and service amperage
- GFCIs and AFCI circuits (AFCI non-occupied)
- Fireplace damper door, hearth and firebrick (where visible)
- Insulation and general home ventillation (attic and crawlspace)
- Garage doors, reverse function and their safety sensors
- Permanently installed kitchen appliances
- Moisture Meter testing of suspect stains
